VLS provides both exterior and interior Broker Price Opinion (BPO) services nationwide. We deliver quality and accurate market analysis with rapid turnaround, enabling our clients to make informed decisions. Every BPO is audited by an VLS valuation expert, and scored for timeliness and quality, ensuring both confidence and clarity for our clients.
We manage appraisals that comply with all HVCC and USPAP requirements, as well as all state and federal appraiser independence regulations. Our automated selection process evaluates performance history and assigns the highest-quality local appraiser in every market to each appraisal. What's more, VLS audit personnel review each appraisal document line-by-line to ensure underwriter readiness while simultaneously meeting client, HUD and regulatory standards.
Automated Valuation Models
The VLS AVM performs abbreviated and enhanced automated data analysis, enabling complex data comparisons spanning property value, proposed value, comparable sales, market activity and pricing trends—all within a level of confidence scoring that meets each client's needs.
Occupancy Inspection Report
VLS occupancy reports include photos and property description, informing whether a property is occupied by the mortgagor, abandoned or in disrepair. Our inspectors can schedule a meeting with the mortgagor or simply drive by the property.
Cascading Valuation Strategy
A cascading valuation strategy means that we can apply the right solution, at the right time, to the right asset; whether a large portfolio of assets to be valued, or just one, VLS offers needed flexibility and the right tools for the job. Drill downs offer an exceptional level of granularity at the property level, where needed, while our Automated Replacement Cost Model can be customized to meet the exact requirements of each client. In the end, we work with our clients to ensure that the minimum amount of work is completed to return the greatest understanding of an asset.

Automated Replacement Cost Model
The VLS ARCM performs abbreviated and enhanced automated data analysis, enabling complex data comparisons spanning property value, proposed cost replacement, comparable sales, market activity and pricing trends—all within a level of confidence scoring that meets each client's needs. The ARCM is a tool to be used by an Asset Manager while at their desk manipulating data and pictures to determine asset value.
VLS works with our clients and with our network of contractors to ensure each property is secure, and that the interior and exterior are free of health and safety hazards. All work is completed in accordance with investor and insurer guidelines.
Once an inspection has been completed and it has been determined that the property is vacant, our contractor will complete a lock change in accordance with investor or insurer guidelines.
VLS will follow our client’s guidelines and state statues to provide eviction services: quick removal of belongings in properties, boarding up windows and doors, lock changes and bulk trash removal.
Without proper attention, unoccupied properties could incur serious damage to their interiors. During the course of our service, VLS routinely completes winterizations on dry, steam and radiant heat systems.
VLS will remove all interior and exterior debris deemed to be a health, safety or infestation risk as well as hazardous and non-hazardous or a code violation items. Exterior debris is removed by the cubic yard and dumped at a licensed dumping facility. Interior debris is removed per the investor guidelines and personal items remain until VLS receives instructions to complete a personal property eviction.
VLS follows our client's regulations for grass cut frequency and seasons. Generally, this means that we will complete grass cuts during the grass cut season. Shrub trimming is completed once per season, with additional trimming available at the client's request. All lawn maintenance is performed in accordance with our client’s instructions.
VLS will follow our clients’ guidelines for Boarding and Securing properties. Properties must be boarded to prevent vandalism where required by local ordinance or when exterior openings are un-securable or broken.
As VLS maintains the lawn during the summer months; we will maintain the walkways and driveways during the winter months to ensure safety. Once the accumulation reaches three inches, the snow will be removed per our client’s guidelines.
All rendered services are reported to our clients on a monthly basis, including photos that document property condition before and after those services.
